Following are the general steps for home mortgages or refinances.

Step 1.  I conduct an interview, either in person or by phone, to discover how much you want to borrow for the house you have in mind and the facts of your financial situation (your income, employment history, credit history and assets). I can also help you assess how much mortgage you can qualify for before you start looking to buy.

Step 2.   Based on our interview, I start thinking about what loan product would work best for you. Using the gold standard of mortgage loans (30-year fixed) as a benchmark, I come up with several alternatives to address your unique situation.

Step 3.   In our second meeting (in person or by phone) I present the best loan options available for your situation and review a “Good Faith Estimate” that details the cost to you for each option compared with a 30-year fixed loan.

Step 4.   After we decide which option is the best fit, you fill out a loan application on my personal area of the Carteret Mortgage Corporation website, accessible only by me for my clients. You also supply me with the necessary paperwork to support your application, which might include such documents as tax returns, employment verification, pay stubs, and/or bank statements.

Step 5:   You meet with me again, to sign a stack of disclosures and other documents that protect your rights. I carefully explain every document to your satisfaction. This step can also be done remotely using overnight mail, phone and fax.

Step 6.   I make sure that every document required by the lender is included in your file and re-verify everything before submitting it to the loan underwriter.

If the underwriter rejects the loan, we go back to Step 1. I get more facts from you, and we strategize another approach based on the information received from the first lender. Then we submit the new loan package to another lender.
 
Step 7.   When the loan is approved, I will join you at the closing table as added assurance that your transaction will be completed as planned, with no surprises.
